As most of you know, business is booming! Properties are selling within the first few days, often with multiple offers, all cash, and over the list price. The sellers are extremely excited, and buyers are just happy to be able to “BUY” something, before they are priced out of their desired market. Manufactured homes are following the rest of the housing market–they have appreciated 30 to 50 percent or more over the past several months. I am always amused when I get calls from prospective buyers who say they “know” that manufactured homes DEpreciate; this is misinformation, not a fact. I have been specializing in manufactured homes for 12 years, and have seen the “pullouts” go from $80,000 to $180,000. A “pullout” is a manufactured home which needs to be demolished, not fit to live in, due to age and neglect. The buyer has it pulled out and a new home of choice brought in on the lot. That is a way to build your own, to your own specs. However, there are many gorgeous, move-in ready, newer manufactured homes throughout Ventura County.
