Space Rent vs Land Ownership

I have represented both buyers and sellers in almost every mobile home park in the Ventura County and Los Angeles County areas.  I often get asked about the space rents in other parks.

Ventura Marina Community is under rent control, and, as you all know, the lowest in the park is $614 and goes up from there.  Considering our location and the prices of our homes, we have the best deal around.

My research on the current listings available on the Multiple Listing Service show the following examples:  Lemonwood Senior Park, recently sold to Sun Communities, rents start about $695.00 and up. If you want to build a new one in Lemonwood you now are obligated to use their own builder.  Oxnard Shores, family park, $690 up to $1250; Imperial Family Park: $667 up to $800.

In the parks where you can own the land, such as Poinsettia, Rancho Ventura,  Hollywood Beach, Camarillo Springs, Rancho Adolfo, to name a few, you will pay 1.25 percent of the selling price in taxes, and there is usually an additional H.O.A. fee from $200 up to $450 monthly.

Malibu, in case you are wondering, space rents from $2500 up to $6000, and a “pullout” is about $800,000, with the highest on the MLS at this time at $3 MIL. And you do not own the land!!

Lastly, Calabasas Village, rents start at $1375 and go up to $1800. So, we live in Paradise and pay very nominal space rents.  That’s a very good thing.
