“What exactly is a senior” people ask…well, society calls us seniors after age 55, and social security gives us a few more years into our 60’s!

My answer is–you are only as old as you feel!  BUT, you do need to have reached age 55 in order to reside in a senior park.. In most instances the primary buyer needs to be 55 or more, and the secondary buyer can be 50 or more.  

I have enjoyed the privilege of assisting buyers and sellers in most of the manufactured-home parks throughout Ventura County over the past 16 years.  I live in Ventura Marina Senior Community, located on Anchors Way Drive, across the street from The Ventura Harbor.

The weather is warming up, and the real estate market is HEATING UP!! Ventura Marina Senior Community is selling very quickly—everyone wants to live in the serenity of the beautiful sunsets, ocean breezes and camaraderie of “people my age”! Buyers always ask “Will I be the youngest person in the park?” This is an over 55 senior park. I did a little research, seems as if the majority of my newest buyers are 55 to 65, often one of the partners might be in the early 50’s. Typically, the “senior” seniors, 80’s and 90’s, are moving out, going with family, or assisted living, etc.


Once Covid is over, Ventura Marina Senior Community will start up again with the various activities, from little theater, dances, parties, all types of classes, such as art, gourmet cooking, Yoga, Tai-chi, Pilates, etc. There are several on-line classes available now, led by extremely disciplined instructors who reside here in Ventura Marina.

COOL PLACE TO LIVE IN A “HOT MARKET” http://venturaseniorcommunity.com/cool-place-to-live-in-a-hot-market/ Wed, 07 Oct 2020 19:43:41 +0000 http://venturaseniorcommunity.com/?p=428 As you all may know, the market for new homes is extremely busy right now.  In the “senior market”, many of my clients are downsizing their current  homes in order to get in on the historically low interest rate which will allow their future buyers to purchase “more house” than previously, due to the payment being less than before.  These clients are now cashing in on the sale of their “big house” and moving to a manufactured home, which will allow them to save quite a bit of money, invest it somewhere, retire, travel or purchase an older manufactured home and upgrade it to their needs.

I was surprised to see just how busy I have been, even due to this crazy surreal world (Pandemic) we live in. Covid-19 has not affected my business at all. Manufactured homes are not for everyone.  Check them out and see if you are a candidate.  I have called Ventura Marina Community my home for several years. I do not own the land, but, I also do not pay high real estate taxes. In 2019 my property tax for the year was ONLY $210.00 for the entire year. Real estate taxes would be much higher, depending upon the value of the property. Manufactured homes are NOT REAL ESTATE, unless you own the land. Since you do not own the land, there is a fee called “space rent” which is under rent control, so it does not increase much at all. Space rents, on average, range from $500 per month, and up, depending upon the park and the location.  Every manufactured home park is different, and I can assist you with all you need to know, since I have years of experience dealing with the parks, their managers and their rules.

HELLO SUMMER 2020 http://venturaseniorcommunity.com/hello-summer-2020/ Tue, 30 Jun 2020 18:23:24 +0000 http://venturaseniorcommunity.com/?p=423 As we all know, these are strange and surreal times we are experiencing.  I sincerely hope you are all staying safe and are healthy.

Here in Ventura Marina Community it feels as if we are in a cocoon, safe, sane and protected. Our beautiful clubhouse has been closed to all activities, as well as the pool, hot tub, etc.  I see many neighbors out walking, bike riding, meeting at the Ventura Harbor across the street to chat and walk their dogs.  It looks as though everyone is still practicing social distancing, wearing masks, etc.

As you know, there are currently NO OPEN HOUSES, which I really miss, no chance to meet new friends and neighbors, but you are still able to make personal appointments to view any properties you would like.  I can provide the masks, gloves, booties and sanitizer if needed.  Each property must be sanitized before and after viewing, and, it is my experience that this protocol is respected and followed.

During the used-to-be normal times, Ventura Senior Community offers activities such as HOA breakfasts, dinners, ice cream socials, theater groups, musical performances, dancing, exercise classes (Tai Chi, Yoga, Pilates, water aerobics,) golf club, walking groups, art classes and groups, gourmet cooking classes, etc.  We all hope things will return to normal very soon.

2019 is quickly becoming a memory, and 2020 is upon us.  Ventura Marina Community celebrated recently with a huge Spark of Love party, Toys For Tots theme, and a lovely dinner for all residents, as well as the Ventura Fire Department.  When the festivities ended the firefighters took the toys away in their trucks, so distribute to needy children.  This is always a huge success. 

DID YOU GO TO YOUR PROM?

This year Ventura Marina is having a Senior Prom for our annual New Year’s Eve party. Residents are encouraged to dress like they did when they had their Senior Prom–50’s, 60’s, 70’s.  The clubhouse will be decorated for that era, there will be a band playing tunes from those days, and the evening will include a catered dinner, cocktails, photo booth, dancing, and a champagne toast when the ball drops in New York!!  Sounds like fun!!

NOT CORPORATE OWNED

Many mobile home parks are owned by a corporation, which can put residents in a precarious position if the corporation decides to sell the entire park.  Space rents could go up, and/or the entire park might be removed in order to build something on the property.  This is not the case with Ventura Marina Community.  Ventura Port District owns the land, and a private family lease the land from the Port District.  The same family has leased the park since the beginning and will continue to re-sign for years to come.  No danger in my lifetime of being evicted from my home.  Ventura Marina Community is well-maintained and has an on-site resident manager to oversee the park.  If you drive around you will see just how manicured everything is.  There is a library, a car-wash, and a small laundromat that has been there for years, when folks did not have their own machines.  There are 310 homes, many newer than 2010, and some built in 2019.  Prices range from $300,000 up to $650,000, with space rents starting at $657.00 per month, up to $850.00 per month, and the rents are governed by rent control.  The resident pays their own utilities. 

WHAT ABOUT TAXES?

If you purchase a mobile home in a park where YOU DO NOT OWN THE LAND, you are taxed as personal property, since you don’t own the real estate.  My own taxes this past year, for the entire year, were $110.00.  So, even though I pay space rent, look how low my tax basis is!!  If you own the land, you are taxed as real estate, so it is much higher. I have found that the majority of the parks where you own the land charge a lot for the land, and you get a much older home that requires extensive renovation.  Food for thought.
